Is MAYA the right RMS for my hotel?

Who MAYA is for, what it costs, where it falls short, and how it compares. If it isn't right for you, this page should tell you that too.

Is MAYA right for you?

What is MAYA?

MAYA is revenue management software for independent hotels. You build pricing rules from dropdowns, such as "when a night is more than 80% full, raise the price 10%", and MAYA applies them to every night up to 396 nights ahead. It re-checks the nights whose bookings changed about every five minutes and sends the new rates to your property system. It's decidedly not AI: every price change traces back to one of your rules. And if you don't know where to start, MAYA walks you through it, assuming zero revenue management experience.

What MAYA does

Who is MAYA for?

Independent hotels, inns, B&Bs, hostels and small groups, from 1 to 500 rooms. Two kinds of people get the most from it: owners and general managers without a revenue manager, who want their pricing to keep up overnight and on weekends, and revenue managers who want to stop typing rate changes by hand.

Is MAYA a good fit for my property?

A good fit if

  • You use Cloudbeds or ThinkReservations.
  • You don't have a revenue manager, or don't know where to start. MAYA walks you through it, assuming zero revenue management experience.
  • You want to see why every price changed, with nothing hidden inside an AI model.
  • You update rates by hand today, or pay for a revenue management system you don't fully use.
  • You want a price you can work out yourself, with no sales call.

Probably not a fit if

  • Your property system isn't Cloudbeds, ThinkReservations or Mews.
  • You want software that sets prices from competitor rates or market data.
  • You need per-guest, per-rate-plan or length-of-stay pricing, or minimum-stay controls.
  • You already use an enterprise revenue management system that covers everything you need.
Is MAYA right for your property

Which property systems does MAYA work with?

  • Cloudbeds: install from the Cloudbeds Marketplace or connect from inside MAYA. MAYA reads your bookings and rates and sends prices back.
  • ThinkReservations: connect from inside MAYA. MAYA reads your bookings and rates and sends prices back.
  • Mews: we connect it for you. MAYA reads your bookings and shows the prices your rules give, but doesn't send them to Mews yet.

No other systems are supported yet. The ones on our roadmap are listed on the home page.

Which systems work

How small or large can my property be?

There's no minimum. A 3-room B&B gets the same MAYA as a 300-room hotel. Signup is self-serve up to 500 rooms; above that, email us and we set it up.

How much booking history do I need?

None to start. Occupancy and booking window rules work from your first night. Booking speed rules compare each night with your own similar past nights, so they get sharper as your history builds. The starter rules MAYA builds for you need about two months of past stays.

Do I need revenue management experience?

No. MAYA has a path for every level, and you stay in control on all of them.

  • New to revenue management: Choose Hold My Hand and answer five optional questions, including your lowest and highest rates and the strategy you want: keep pricing the way you do, or find money you're leaving on the table. MAYA builds starter rules from your own booking history, each explained in plain English.
  • Curious about missed revenue: Press Get suggestions from my data any time. MAYA analyzes your booking data and suggests rules to capture revenue you're missing, as cards you accept or turn down one by one. You make every decision, and you can try any rule on the Rate Simulator first.
  • Know exactly what you want: Choose Let Me Drive to skip the guided steps and go straight to your calendar and the rule builder. Every rule is yours, and every price change traces back to one of them.

Starter rules and suggestions need about two months of booking history, with Cloudbeds or ThinkReservations.

Hold My Hand or Let Me Drive

I'm not confident setting my own pricing. Is MAYA right for me?

Yes. Don't know where to start? Don't worry. MAYA walks you through it, assuming zero revenue management experience.

Choose Hold My Hand when you connect, answer five optional questions (your lowest and highest rates and the strategy you want), and MAYA builds starter rules from your own booking history, each explained in plain English. They start in simulation, so you can watch what they would do before anything reaches your property system. You never have to write a rule yourself, and you can change any of them whenever you like.

Your starter rules

Will MAYA suggest pricing rules for me?

Curious if you're leaving money on the table? MAYA can analyze your booking data and suggest rules to capture the revenue you're missing. You still make every decision, and you see exactly what each suggested rule would do.

Starter rules are added during setup. After that, Get suggestions from my data re-reads your history any time and offers new rules, changes to occupancy thresholds, and floors or ceilings, as cards you accept or turn down one by one. Once your rules are set, MAYA prices every night by them automatically.

Getting suggestions later

Does MAYA adjust to my booking pace on its own?

Yes. Booking speed compares how fast each night is filling with your own similar past nights (the same weekday and time of year, up to three years back), so "faster than normal" is measured against your hotel's pattern, not a number you have to guess. A booking speed rule reacts to that reading, and pickup rules react to rooms or revenue gained in the last 1, 3 or 7 days.

Booking speed

Does MAYA suggest floors and ceilings?

Yes. During setup MAYA asks for the lowest rate you'd take and the most you'd charge, and turns them into floors and ceilings for your room types. Later, Get suggestions from my data offers a floor or ceiling for any room type still at its default. No price your rules set goes past them.

Floors and ceilings

Is MAYA a black box?

No. MAYA doesn't use an AI model to set prices. Every price change comes from a rule you set or accepted, and the change log names that rule and explains what happened in plain English. When MAYA suggests rules, it shows them to you first, and you keep, change or turn down each one.

Does MAYA replace my channel manager?

No. MAYA writes one base rate per room type in your property system, and your system and channel manager carry it to Booking.com, Expedia and your website exactly as they do today. Rate plans that follow your base rate move with it.

Can I try MAYA alongside my current revenue tool?

Yes, while you're in simulation. Every property starts there: your rules run and show what they would do, and nothing is sent to your system. Switch the old tool off before you go live, because two tools writing the same rate work against each other.

Switching from another revenue tool

What it costs

How much does MAYA cost?

Per room, per month. The whole property pays the rate of the bracket its room count falls in, so a 30-room hotel pays 30 × $5.00 = $150 a month.

RoomsPer room, per month
1 to 20$5.50
21 to 40$5.00
41 to 60$4.00
61 to 80$3.00
81 to 500$2.50

Prices are in US dollars and exclude tax. Annual pricing discounts are available.

What it costs

How does MAYA's price compare with other revenue tools?

Competitively priced, often the cheapest option. In every comparison we've run, MAYA has been the cheapest option, apart from ThinkReservations' and Stayntouch's built-in yield management, which come free with those property systems.

Why can a 21-room property pay less than a 20-room one?

On purpose. When a property grows into the next bracket, every room moves to the lower rate. There's no blended math to work out: one room count, one rate.

Is there a setup fee, a minimum or a contract?

No setup fee, no minimum and no contract beyond the period you've paid for. A monthly plan can be cancelled any time and ends at its next renewal.

Is there a free trial?

Installing MAYA from the Cloudbeds Marketplace comes with a 7-day free trial. Otherwise, while MAYA is in early access, signup needs a code from us, and a code can include a trial. Either way, every property starts in simulation, so you can watch your rules work before anything reaches your system.

Codes and the free trial

Do I pay while I'm in simulation?

Yes. Your subscription runs from checkout, or from the end of a trial, whether you're in simulation or live. Going live costs nothing extra.

Does every size get every feature?

Yes: the rule builder, starter rules, the calendar, the Rate Simulator, the change log and sending prices to your system. The one thing that grows with your bracket is how many people can be on your team, from 2 up to 20 rooms to 8 above 80.

Pros and cons

What does MAYA do well?

  • You decide the logic. Rules come from dropdowns, and every price change traces back to the rule that made it.
  • It keeps up. Nights whose bookings changed are re-priced about every five minutes, and every night up to 396 nights ahead once a day.
  • Rules can use booking speed (how fast a night is filling compared with your own similar past nights) and pickup counts, and can measure one room type to change another.
  • Simulation first. Nothing reaches your system until you go live.
  • Starter rules built from your own booking history, so you don't start from a blank page.
  • Published pricing with no minimum, no setup fee and no sales call.

What are MAYA's limits?

  • Three property systems today, and prices aren't sent to Mews yet.
  • Rules can't be limited to weekdays, dates or seasons yet. For those nights you type the price on the calendar.
  • No competitor rates, events or market data. MAYA works from your own bookings and rates.
  • One nightly price per room type: no per-guest, per-rate-plan or length-of-stay pricing, and no minimum stays or close-outs.
  • No revenue reports, and the change log shows the 10 most recent runs.
  • Support is by email only, with no phone or chat.
  • No mobile app. MAYA is a website.

MAYA vs. updating rates by hand

By hand, you check a few dates when you have time. MAYA applies your rules to every night up to 396 nights ahead, around the clock, and records why each price changed. You keep the logic; MAYA does the typing.

MAYA vs. AI revenue management systems

AI revenue management systems set prices from models you can't see, usually drawing on competitor and market data, and you steer them with settings such as minimum and maximum rates. MAYA is decidedly not AI: it doesn't forecast or read competitor rates, and every price change traces to a rule you can read. That doesn't mean you need to be an expert. MAYA suggests rules from your own booking history and walks you through setup, assuming zero revenue management experience, while you keep every decision.

MAYA vs. Cloudbeds PIE

PIE, Cloudbeds' built-in rules tool, raises or lowers your rates by a percentage when occupancy crosses a level you set, optionally only within a number of days of arrival. MAYA's rules do that and more:

  • Rules on booking speed: how fast a night is filling compared with your own similar past nights.
  • Rules on pickup: rooms or revenue gained in the last 1, 3 or 7 days.
  • Up to four conditions in one rule.
  • Rules that measure one room type and change the price of another.
  • Starter rules built from your own booking history.
  • Simulation first, so nothing reaches Cloudbeds until you go live.

And we'll set up your PIE rules in MAYA for you from a screenshot.

Moving from PIE to MAYA

MAYA vs. other tools that let you set rules

PriceLabs also lets you add your own rules on top of its algorithm, including day-of-week, seasonal and length-of-stay rules, which MAYA doesn't have yet. It was built for vacation rentals first and hotels later, and its published per-room prices start above MAYA's highest bracket. What sets MAYA apart: prices re-checked about every five minutes, rules on booking speed and pickup that can measure one room type to change another, and nothing but your own rules deciding the price.

MAYA vs. a channel manager or rate shopper

A channel manager distributes your rates to booking sites, and a rate shopper shows you what competitors charge. MAYA sets the rate itself. It works alongside a channel manager and replaces neither.
